- Develops strategic and tactical plans for property site location, acquisition, leasing, usage, remodeling, repair, maintenance, and disposition of real estate assets.
- Collaborates with business unit clients to integrate their requirements.
- Submits strategic plans to Senior Management for approval and implements these plans through daily tactical decision-making.
- Manages capital and expense budgets related to leases, building construction and operations, employee moves, furniture deployment, capital item replacement, business unit initiatives, and overall portfolio optimization.
- Conducts complex economic analyses to justify capital and expense expenditures for all aspects of portfolio operations.
- Monitors and analyzes utility consumption (electricity, gas, water) and provides recommendations for energy solutions as part of cost reduction initiatives.
- Oversees the creation of architectural and engineering drawings and specifications, as well as building system and component standards.
- Develops and implements programming and control strategies within building automation systems to enhance operational efficiencies.
- Researches, recommends, and implements new tools and methods to improve employee workplaces, building infrastructure, and/or property financing.
- Negotiates and manages contracts and leases, and directs the work of architects, engineers, real estate brokers, property managers, and consultants.
- Collaborates with attorneys and consultants to ensure compliance with contract terms and conditions.
- Manages multiple complex real estate projects and negotiations, ensuring compliance with cost and schedule parameters.
- May have 24/7 responsibility for responding to emergency situations.
- Works on complex problems, requiring in-depth evaluation of various factors and exercises judgment within broadly defined practices and policies.
Education:
- Preferred: Bachelor's degree in Architecture, Building Science, or Engineering (Construction, Civil, Mechanical, or Electrical) and/or 5 years of relevant experience.
Experience:
- Typically requires 5 or more years of experience in a related field. Certification may be required.
Supervisory:
- No supervisory responsibilities.
Environmental Requirements:This position may contribute to compliance with environmental laws and regulations related to fuel tanks, emergency and stand-by generators, boilers, hazardous waste, hazardous materials, batteries, manholes and vaults, water wells, construction projects, water discharge, or air emissions.

Individual starting salary within this range may depend on geography, experience, expertise, and education/training.
